Platinum Appeal: Preparing Your Home For Sale

A house that doesn't show well will often take longer to sell, costing you money in the long run. So what things are important to fix-up and replace before you sell?

 Outside

  • Cut back hedges/trees in the yard that need trimming including those in front of doors, most especially the front door, windows & porches.
  • Make sure the Front door is in good repair and paint if necessary, this includes any screen door as well. If your front door has mold and mildew on it, CLEAN it, clorox and water works well.
  • Home should be aesthetically pleasing but should also be safe and free of obstructions and overgrowth. Clean up the clutter in your yard.  Throw away old planters that may be sitting around, that bicycle that's rusted, the pile of bricks you were going to use for a project you never got around to.
  • Clean out flower beds and invest in a few flats of colorful flowers for seasonal color.  Replant in planters that may have had seasonal color in it but has since died. Pull weeds out and replace mulch or pinestraw.
  • Make sure doorbell is working properly.  Fixing it is relatively easy, go to your local hardware store and someone working there can likely point you in the right direction and talk you through the process.
  • Pressure wash or repaint outside trim, drive and mailbox.
  • Pressure wash and reseal decking if necessary.  
  • If you feel overwhelmed by any of these projects ask someone at your local hardware store or your local fire department if anyone there does side jobs.  Fire fighters normally have a 24hour on, 48hour off duty schedule and have already had to go through extensive background checks to be hired which should give you and extra element of safety.  If you are in the Fayette County area check out http://www.thegotwoguys.com/

 Inside

  • Make sure your home is clean! Not just a once over, really clean, organize clutter in drawers and cabinets, vaccum blinds, baseboards, etc.
  • A less clean house signals a buyer to speculate about maintenance issues that have not been kept up on your house.
  • Freshen paint and update colors if necessary, neutrals are best.
